Conservatory Cost UK 2026

Lean-to, Victorian, Edwardian and orangery — realistic UK prices for every style.

A conservatory adds usable living space and can increase your property value by 5 to 10 percent. Costs have come down in recent years as the market has become more competitive, and modern conservatories with solid or hybrid roofs are far more comfortable year-round than the old polycarbonate-roofed designs.

Lean-to conservatory (3m x 3m)£8,000 – £14,000
Victorian conservatory (3m x 3m)£10,000 – £18,000
Edwardian conservatory (3m x 4m)£12,000 – £22,000
Orangery (3m x 4m)£20,000 – £40,000
Conservatory roof replacement (solid roof)£4,000 – £8,000

Planning permission

Most conservatories are permitted development, meaning you do not need planning permission. Key conditions include: the conservatory must not cover more than 50% of the land around the original house, must not be higher than the highest part of the roof, and single storey rear extensions must not extend more than 3 metres from the rear wall (4 metres for detached). If your property is listed or in a conservation area, you will almost certainly need permission.

Solid roof vs glass

Traditional glass or polycarbonate roofs are cheaper but make the room too hot in summer and too cold in winter. Solid insulated roofs (like Guardian or Supalite) cost £4,000 to £8,000 to retrofit and transform a conservatory into a genuine year-round room. Many homeowners are now choosing solid roofs from the start, which adds around £2,000 to £4,000 versus a glass roof.
